Iím sure that an appraisal could reach as high as $450,000 but in my opinion retail value of this particular property is $330,000 pricing it here would allow a healthy profit and a fast turnaround. Of course pricing is not an exact science the numbers are left to interpretation and after you buy you can go for a home run. All this info leads to the following conclusion:

RETAIL: $330,000
Wholesale Properties Price: $215,000 or $251,562 (receiving 36,562 at closing for repairs)
Updates: $ 36,562
Profit: $ 78,438 (minus holding and closing costs)

Even if you sold for well under retail it is still a healthy profit. Also remember that the appraisal will probably go over $400,000 so get creative, you have an opportunity to offer a healthy contribution to an end user (closing cost, 1 year mortgage payments etc.) which means you can sell the property very quickly and still make an excellent profit.
