You will need to pre qualify for a home loan before we begin the home hunting. This means the lender informally qualifies you for a loan by getting basic information on your income, debts and credit.

This first step is essential, as this will estimate your monthly mortgage payments, down payment (if any), estimated interest rate and most importantly what price you can afford to pay for your Home. I don't suggest looking at homes until this step is completed!

But try to keep it to a minimum or get your own credit report. On the right I have some links where you can purchase your credit report. This will prevent your credit score from dropping due to excessive checks into your credit.

Basically there are two ways to approach this:

Mortgage Brokers; are commonly known intermediaries who work with networks of mortgage lenders to help prospective home buyers get the best mortgage deal.

Mortgage Lenders (Banks); are the source of the funds being loaned for the purchase.

There are pros and cons to both lending sources. The advantage to working with mortgage banks is that they lend directly to the home buyer, while mortgage brokers act as middlemen. Sometimes mortgage banks will pick up the tab for the mortgage fees, which brokers will always charge because that's how they get paid. Mortgage Brokers, on the other hand, say that they can help home borrowers by tapping a broader variety of mortgage lending sources.
